The services we provide vary according to our clients needs and budget. The typical project, however, moves through the phases of schematic design, design development, construction documents and construction administration.
The process begins with schematic design in which we investigate the factors that influence the project design. We help our clients define the program and budget; research and document the site, structural considerations and building regulations. We then generate design ideas and document them in drawings and, often, 3D models to help you see your project from different vantages. We continue to refine our sketches with your input until a solution is developed that meets your needs.
With schematic design complete, we move into the design development and construction documents phases. We work with you to develop the scheme... pick out materials and finishes, coordinate consultant drawings and generate a building permit set. The permit set includes the drawings and documents necessary to obtain a building permit.
However, there is an enormous amount of information that needs to be conveyed to the contractor, beyond what is provided in the permit drawing set, to bring a project to successful completion.
Decisions ranging from waterproofing and architectural details to cabinet design and layout to plumbing fixtures, drawer pulls and paint colors need to be made.
This information is layered over the top of the permit set to provide a set of drawings and specifications that outline the scope of the project and the standards to which the project should be built.
Once the construction set is complete and construction has begun, we answer the contractors questions that come up in the field, as well as yours, and help determine that construction is proceeding on schedule and in accordance with the intent of the construction documents.
